Your records in. A graded, signed report out.

ClaimZero reads the records your project already keeps, grades them with a rules engine, and puts every finding in front of a person before it reaches you.

The process

Four steps, every week

  1. Your project’s own records

Everything starts from the project’s own documents and records: budgets, contracts, schedules, requisitions, reports. Missing records are listed as gaps, with the party who owes them.

  2. A rules engine grades and checks

A deterministic rules engine grades the project and runs the checks. The same records give the same result every time, and every figure is traced to the record it came from.

  3. AI only suggests, a person decides

AI is used in one place: a document assistant that suggests facts from an uploaded document. A person accepts or rejects each suggestion; nothing it suggests is used until it is accepted. Grading, checks and reports make no AI calls.

  4. A person issues every report

A ClaimZero reviewer checks each report before it is issued, and a person issues it. You see issued reports only.

Review

A person stands behind every edition

Each report is checked by a second ClaimZero reviewer, never the person who built it, and issued by ClaimZero’s principal.

Every issued report is signed off. No report is released until a second person has checked it, and the release records who issued it and who checked it.

Where a record is missing, the report says so. A missing figure is printed as unknown, with the party who owes it. It is never filled in with a guess or a zero.

The engine

What the engine checks

35
risk areas, each with its own tests
152
Report Card aspects, in 22 risk families
1,539
control points behind those aspects
15
client reports, led by the Weekly

The engine applies the tests that fit the stage the project is in. A grade worked out before every applicable item is scored is marked provisional, with the missing items listed.

Methodology

How every figure is marked

Engine-computed, human-reviewed, human-signed.

Every figure on this platform is engine-computed from a cited source, carries a provenance state, and is reviewed and signed by a named, credentialed reviewer before release. Absence of evidence is reported as a gap, never as a clean result.

MEASUREDINFERREDPER SPONSORUNKNOWN

Every applicable aspect is assessed. A grade computed before every applicable aspect is scored is marked Provisional, with the missing items listed; with nothing scored it reads Not assessed.

Lifecycle

Nine stages, acquisition to sellout

Most tools start at the construction contract and stop at closeout. ClaimZero follows the deal from the land to the last sale, and treats each stage by what can go wrong in it.

  1. 1

    Acquisition and underwriting

    Capital at first risk

  2. 2

    Entitlement and approvals

    Time is the exposure

  3. 3

    Schematic design

    Program against the budget

  4. 4

    Design development

    Cost gets committed

  5. 5

    Pre-construction and GMP

    The number against the underwriting

  6. 6

    Construction

    Billed against built

  7. 7

    Construction loan takeout

    The test the loan requires

  8. 8

    Certificate of occupancy

The last mile that strands capital

  9. 9

    Sales, lease-up and sellout

    Where the return is decided

Intelligence

Four kinds of intelligence

Financial

The deal beneath the project

Budget, contingency, change orders, draws and retainage, and whether the loans stay in balance. The owner-side picture that project-management software does not hold.

Execution

Who owes what

Every open item names the party responsible for it, and each stage is graded against what that stage requires, not against a generic checklist.

Schedule

Time against the underwriting

Schedule health read against the dates the asset was financed on. No delay is asserted without the native schedule behind it.

Capital and sales

How the capital comes back

Sales, lease-up and takeout readiness: the part of the deal that tools ending at construction closeout never see.
